Rooftop HVAC Tune-Up for Two Commercial Packaged Units

At GOTECH, we recently finished a scheduled HVAC tune-up. This was for two commercial packaged units on the roof of a building in Long Beach. These rooftop units are important for keeping indoor spaces comfortable and efficient. Regular maintenance is crucial for them to work well.

Inspection Summary:

Our technicians accessed the roof and inspected both units thoroughly. The service included a standard HVAC tune-up checklist covering:

  • Condenser and evaporator coil inspection
  • Blower motor and fan operation check
  • Capacitors, contactors, and electrical component testing
  • Air filter check
  • Belt and pulley inspection
  • Refrigerant pressure check
  • System efficiency and safety testing

Findings:

  • Unit 1 was mostly in good condition. However, we found a loose blower belt and dirty filters that need to be replaced. Other than these minor issues, the unit is operating properly.
  • Unit 2 requires immediate repair. We discovered a shorted blower wire, and the system was completely empty on refrigerant, rendering it non-operational.

Next Steps:

We suggest replacing the blower belt and filters on Unit 1. For Unit 2, we recommend a full diagnostic and refrigerant recharge. This also includes fixing the shorted wire. Addressing these issues promptly will help restore full cooling performance and avoid costly breakdowns.

Regular maintenance like this not only catches problems early but also extends equipment life and improves energy efficiency.
